Our licencee and property manager Maria Lee first entered the real estate industry in 1985. Current Accreditations. Maria offers our clients an exceptional depth of knowledge and experience. During her career she has always managed to keep up with the latest trends and has a very keen interest in property management. Maria is always giving properties the attention required to maximise your returns, protecting your’s valuable investment. Her integrity and work ethic, attention to detail and strong negotiation skills give her clients peace of mind knowing that their property is in good hands.

In her time working as property manager she has managed properties in areas such as Robina, Nerang, Coomera, Pimpama, Woodlands Estate Waterford, Brisbane Metro, Bellbird Park, Augustine Heights, Flinders View Ipswich area, Taigum, North Lakes, Rothwell, Deception Bay, Wellington Point, Narangba and as far as Bribie Island! Maria personally travels to each individual property for her quarterly inspection to maintain a one-on-one relationship with each tenant.

WHAT WE OFFER

We offer a very personal service to our clients at the lowest possible price. Below is a list of guarantees that we offer you as a property investor entrusting your property with us.

• Landlord’s funds will be disbursed into your nominated account twice monthly with supporting statements sent via email.
• No additional fees for organising maintenance, inspections, lease renewals, end of financial year statements, bank charges, sundries,etc.
• Your property manager, Maria is on call 24/7 for owners and tenants alike, as we know things just don't go wrong during traditional office hours.
• Maria is happy to show your property to prospective tenants at any time including weekends and/or evenings as it is not always convenient for working people to only view during traditional Real Estate office hours
• Maria will be your property manager and the person coordinating inspections. Specifically because tenants and owners are tired of having to meet new property managers to deal with every few months. Currently in this industry there is a high turnover of property managers.
• Routine inspections are conducted quarterly with condition report including photos emailed to the owner.
• Random drive by checks are conducted to ensure that the external presentation is being kept at the property
• When listing your property we will advertise on www.realestate.com.au and www.domain.com.au. A sign will also be displayed at the property.
• All prospective tenants will be checked on TICA.com.au. TICA is a register of all tenants that have breached their tenancy agreement for example rental arrears, damage to property, noise & nuisance, unauthorised pets/occupants etc.
• All tenant applications will be thoroughly checked and vetted.
• Asset Sales & Rentals use the current version of Console

Console is the leading Real Estate industry software program. It gives property managers the opportunity to store all required information in the one place, including owners, tenants, maintenance and accounting information. With the use of the Console program we are able to maintain a continuous up to date database. For example, Console display all tenants currently behind in rent and gives us the opportunity to give them immediate notice to ensure the issue is rectified as soon as possible.

SERVICE FEES AND CHARGES

Because we are so dedicated to offering you value for money, you will only pay a letting fee and a management fee (including rent collection).
