1. Utilities Fair Use (Electricity)

1.1 The tenancy includes fair and reasonable use of electricity as part of the rent.

1.2 Notwithstanding the above, where the total electricity consumption charges for the premises exceed AUD $100.00 (inclusive of GST) in any calendar month, the tenant must pay the amount exceeding $100.00.

1.3 The lessor or lessor's agent may issue the tenant with an invoice for the excess consumption, supported by a copy of the relevant utility account or calculation, and the tenant must pay the invoiced amount within thirty (30) days of the invoice date.

1.4 Failure to pay any amount invoiced under this clause within the required timeframe constitutes a breach of this agreement, for which the lessor may take action in accordance with the Act.

Car Parking

2.1 The tenant acknowledges and agrees that no car parking space, exclusive use area, licence, or right to park is provided or included as part of this tenancy.

2.2 The tenant must not park, permit parking, or represent to any third party that they are entitled to park any vehicle on or in connection with the premises, including common property or surrounding areas, unless expressly authorised in writing by the lessor or the relevant authority.

2.3 Any loss, infringement, towing cost, penalty, or enforcement action arising from unauthorised parking is the sole responsibility of the tenant, and the lessor and agent accept no liability whatsoever.
