New Alida 14 on a 306m² block · 3 bed · 2 bath · 7–8m backyard · Coles going in down the road
Most first-home packages under $800K come with a backyard you can cross in three steps. This one doesn't.
Lot 609 is one of the bigger Alida lots in Lilywood Landings Stage 13. At 306m² and just over 10.5m wide, it leaves about 7 to 8 metres of yard behind the house. That's enough for kids, a dog and a clothesline without everyone tripping over each other. House and land, $755,000.
THE HOME
The Alida 14 is a 135m² single-level home built for narrow blocks, and it doesn't waste space. You walk in past the two front bedrooms, then the kitchen sits in the middle of the home and opens into the living and dining area, which runs straight out to the alfresco and the yard. The main bedroom is at the back, away from the street, with its own ensuite and walk-in robe. The bathroom, separate toilet and laundry run along the garage side, and the lock-up single garage has internal access and a remote door.
WHAT'S ALREADY IN THE PRICE
This is Ultra's Inspire range, so the things people usually find out are "extra" are already in. You get 7kW split system air conditioning, stone benchtops, blockout roller blinds, heat pump hot water, an exposed aggregate driveway, the remote garage door, council and QBCC fees, and the larger front porch Lilywood's design rules ask for.
Pay your deposit by 31 October 2026 and Supersize Your Home adds $15,000 of upgrades on eligible single-storey Inspire homes like this one: 2590mm ceilings, a 1200mm wide front door and 900mm Artusi appliances. Conditions apply.
THE AREA
Lilywood is in Waraba, just west of Caboolture, roughly halfway between Brisbane and the Sunshine Coast. A new Coles is being built less than 500m from the estate and will anchor the Lilywood Village shopping centre. Waraba is planned to grow into its own town centre, so you're buying in at the start, not at the tail end.
GETTING IN
Most people think they need 20% saved. If you qualify for the Australian Government's 5% Deposit Scheme, you could buy with 5% down (about $37,750 on this package) and no lenders mortgage insurance. Not sure where you stand? I've got the right people for you to talk to, and it costs nothing to find out.
WHY THIS ONE
If you want a brand-new home with a proper backyard and you're not ready to stretch toward $900K for a double garage, this is the one to look at. The land registers in December 2026, and Lilywood is owner-occupier only, so you'll need finance pre-approval to secure it.

About the photos: the facade is Ultra's Contempo style, for illustration. Interior and alfresco photos are of a completed Ultra Inspire home, not this house on this lot, and some items shown (like pendant lights and feature tiles) may be upgrades. Your home is built to the Alida 14 plan with Inspire inclusions and the colours you choose.
Price is land + build on Ultra's October price list for building contracts signed by 28 December 2026, including a porch allowance. Includes Supersize, which applies to deposits paid by 31 October 2026 on eligible homes; conditions apply. The lot has engineered fill, so slab design and any associated site costs are confirmed after soil testing. The 5% Deposit Scheme is an Australian Government scheme for eligible Australian citizens and permanent residents; eligibility, price caps and lender criteria apply. Not financial advice. Subject to land availability, site investigations, developer requirements, selections and final pricing. Landscaping, turf, fencing, letterbox and clothesline not included.
