It seems that while the rest of the country may be having a shortage of homes for rent the latest data shows that Sydney and Melbourne have plenty of stock.

Tenants Queensland CEO Penny Carr said on A Current Affair that the tight market was leaving more people homeless in capital cities and regional towns. Many renters are having to make dozens of applications to find a home to live in because of the shortage.

Carr suggests that agents could be better regulated because “in a tight market it brings out … while there's lots of agents around, it also brings about very poor behaviour. "  In addition Carr suggests the  need to increase the availability of social and affordable housing.

A property manager with LJ Hooker Jessica Melling said that she has never seen the rental market so busy. Melling believes that many renters are missing out because demand is outstripping supply. She also provides the following advice:

  • Always try and make the first open house because there's no guarantee there will be a second.

  • Don't lie about your income

  • Don't put yourself down as a rental reference.
