33 Silversmith Street, Wellard, WA 6170 - More Details

From $1,490,000

There are some properties that I can describe to you purely as a real estate agent. This isn't one of them.

For two years, my husband and I searched Homestead Ridge looking for a genuinely BIG family home.

We loved the area, the large blocks, the established trees and the lifestyle, but there was one problem: finding a truly substantial home here was incredibly difficult.

Most of Homestead Ridge was established through the late 1980s and early 1990s, when building 300sqm+ homes simply wasn't commonplace. Many of the homes you'll find throughout the estate offer somewhere around 180–200sqm of living — perfectly comfortable, but not what we were searching for.

Eventually, we discovered that within this pocket of approximately 250 homes, there are only around 17 with more than 300sqm of living space.

We bought one of them.

Ours needed a huge amount of work, and we've since spent a significant amount renovating it. So when I tell you that a home like 33 Silversmith Street is a rare commodity in Homestead Ridge, I'm not simply writing marketing copy.

I personally spent two years trying to find one.

And this one is enormous.

With approximately 322sqm of living, this is one of those exceptionally hard-to-find Homestead Ridge homes.

Built in 1988 and held by the same family ever since, there's something quite special about walking through it. Yes, much of the home remains original — but it also reminds you of an era when beautiful materials, generous proportions and quality workmanship mattered.

The Jarrah flooring, Jarrah staircase and banister are beautiful. The bedrooms are genuinely large. The kitchen is enormous. There are multiple living areas, a games room, study and spaces that modern families simply don't get in many newer homes.

And then there's the floor plan.

This is technically a six-bedroom home, but one section has been cleverly designed so that a bedroom, bathroom, kitchen and lounge can be closed off from the remainder of the house to create a self-contained granny flat.

For multigenerational families, adult children, ageing parents or simply those wanting genuine separation within the home, that flexibility is incredibly valuable.

Upstairs you'll find another three bedrooms, a bathroom and central common room, while downstairs offers multiple living zones and an extraordinary amount of space for family life.

2,304sqm – Without Sacrificing Location

The other reason I think this property is particularly special is where it sits within Homestead Ridge.

33 Silversmith Street is positioned on the inner side of the estate, away from the traffic noise associated with Wellard Road, yet you're still remarkably close to Wellard Village and the train station.

Google Maps currently puts the walk to Wellard Train Station at approximately 18 minutes.

For me, that's an incredibly difficult combination to beat: 2,304sqm of land, a huge 322sqm home, an internal Homestead Ridge position and the ability to walk to the train station.

And if you're someone who needs a serious shed, keep reading.

The property includes an enormous workshop/shed with direct vehicle access and its own mechanical pit. Whether you're into cars, restoring vehicles, running projects from home or simply want the kind of workshop most suburban properties could never accommodate, this is another feature that sets the property apart.

If you've been waiting for a big home in Homestead Ridge, you'll probably already understand why I'm so excited about this one.

Homes of this scale simply don't come along here very often.

It has been one family's home since 1988. Now, for the first time, someone else gets the opportunity to make it theirs.

And having spent two years searching this estate myself, I can confidently say: I'd be making sure this one is on your inspection list come home open time.......
