How this is worked out
  1. Rent collected = weekly rent × (52 − weeks vacant).
  2. Management fee = rent collected × the fee percentage ÷ 100.
  3. Costs = council rates + water + insurance + strata + maintenance + land tax + other, each for a year.
  4. Net income = rent collected − management fee − costs.
  5. Monthly repayment, principal and interest = loan × r ÷ (1 − (1 + r) to the power of −n), where r is the yearly rate ÷ 1200 and n is the number of months. With no interest it is the loan ÷ n.
  6. Monthly repayment, interest only = loan × yearly rate ÷ 1200.
  7. Cash flow for the year = net income − 12 × the monthly repayment. The weekly figure is the yearly figure ÷ 52.
  8. The interest rate table repeats the sum with the rate raised by one and by two percentage points.
What this leaves out
  • Tax and tax benefits, such as deductions for interest and costs. The cash flow shown is before tax.
  • The cost of buying, and loan fees.
  • Changes in rent, costs or interest rates over time, other than the two rate rises shown.
  • Extra repayments, offset accounts, and the loan changing from interest only to principal and interest.
