How this is worked out
- Agent commission = expected sale price × commission percent ÷ 100.
- Selling costs = commission + marketing + legal fees + repairs and styling + other costs.
- Money left after the sale = expected sale price − selling costs − the loan still owing.
- Selling costs as a share of the price = selling costs ÷ expected sale price × 100.
What this leaves out
- Capital gains tax. Whether it applies to you depends on your situation. Speak to a registered tax agent.
- Fees to end your loan early. Ask your lender, and add them under 'Other costs'.
- Buying your next home: its price, duty and costs. The buying costs calculator can work those out.
- Rent or holding costs while you sell, and the cost of moving.
- Tax. This is not financial, legal or tax advice.
