2-20 River Terrace, Surfers Paradise

River Terrace is a bold mixed-use development proposed for a prime river-front site at 2-20 River Terrace in Surfers Paradise. The original concept — designed by Plus Architecture for Sunnyland / Sheng-Lan Group — envisioned twin “twisting” towers (34 and 46 storeys) that spiral upward, offering highly sculptural architecture on the Gold Coast skyline. The scheme included ~503 residential apartments, 280 short-term hotel suites, and five podium-level townhomes, demonstrating a blend of permanent living and hospitality.

In more recent planning, the design has been revised: the developer (Sheng-Lan) submitted amended plans featuring 41- and 53-storey towers (instead of twisted forms), with around 430 residential apartments and 232 hotel rooms, above a seven-level podium and around 490 parking spaces. Amenity-wise, the original approved design proposed a full-floor recreation deck on level 2 with an infinity pool, gym, spa, communal lounge, yoga/pilates studio, BBQ areas, and a sky bridge linking recreational zones — highlighting a strong lifestyle focus. The revised plan maintains ambition with significant shared spaces and high-quality architectural finishes, capitalizing on the site’s intersections of river, ocean, and hinterland views. T
