The Botany Road development will transform a former City of Sydney site into high‑quality social and affordable housing that supports inclusive, connected communities.

The innovative 10‑storey building includes 111 homes, with a mix of one, two and three‑bedroom apartments designed to meet a range of household needs.

Partly delivered through the Housing Australia Future Fund Facility, the project will provide 45 social and 66 affordable homes. The City of Sydney has played a key role in bringing the development to life through a subsidised land sale and a significant capital contribution under Council’s Affordable Housing Program.

Residents and the wider community will benefit from thoughtfully designed shared spaces, including a densely vegetated entry with seating that creates a welcoming place to meet. A communal open space on Level 8 offers residents a shared gathering area with excellent solar access from its northerly aspect.

Public art is integrated throughout the building, including a shopfront installation and a large mural at the entry gate. The artwork celebrates culture and place and was created by vale Joe Hurst, who was a member of the Boomalli Aboriginal Artists Co‑operative.

Located just a one‑minute walk from Green Square train station, the building is well connected to public transport, as well as nearby retail, employment and education opportunities.

Sustainability is a key focus of the design, with a target minimum 7‑star NatHERS rating. Features include double‑glazed windows, all‑electric appliances and natural cross‑ventilation to support comfortable, energy‑efficient living.
