This is not an AI generated write up.

The property is situated at the southern end of town diagonally across from the Boggabilla Public School and TAFE College. Because of this location, it is quite secluded from the rest of the town. The owners have owned the property for nearly 20 years. It has never been vacant. They have rented it out to the same tenants for about 14 years on a periodic lease. They obviously like the place!

It’s not hard to see why. It is, a good solid house, sure it’s not flash, but still has a lot going for it. The Cyprus construction, which is naturally resistant to termites, still has the original wooden stumps, which are in good condition. There is no major maintenance required, only minor repairs. There is an enclosed fire place to keep you warm in the winter. The home has 4 bedrooms which may be alternatively used for other purposes such as office space. At the rear of the house is a covered outdoor area which is shaded from the west in the afternoon.

Towards the rear of the property you will observe a four bay garage, where you can park your vehicles or just keep other stuff out of the weather.

The block is approximately 4290 square metres. That’s around 1 acre. It is fully fenced and has front side and rear access. You can have a horse if you want. You can see there is one in the Photograph. This large parcel of land sits relatively high compared to other parts of town. This is a huge advantage, because it’s clearly not prone to flooding. How do I know? I lived in Boggabilla from 1992 to 1996. I witnessed the 1996 flood of the town and the water came nowhere near 1 Merriwa St.

As you can see from the Google Earth photo in the listing, the river is quite close. If you’re a fisherman you can just drop your tinny in for a nice quiet afternoon of fishing, shaded by all the beautiful trees growing along the river. The area is known for a good catch of Yellow Belly or even Murray Cod on the right day. Maybe a cold beer or two would not go astray.

What about proximity to a major centre which is Goondiwindi. Boggabilla is only 9 ks from Goondiwindi. That’s nothing! less than 10 minutes drive on the newell highway. So close to supermarkets, restaurants, coffee shops, more schools, a Medical centre, a Hospital, the community Centre, the Gundy Show. So close to a great town with all those services and more.

You might wonder, why Boggabilla is less than half the price of Gundy, when it is so close. Think about perception. The kids in the town are quite harmless really. Get to know their names, that helps. Everybody just wants to be treated as equals. And what about the Media! We all know that you just can’t always believe everything they say. There was a “Riot” reported in the media when I lived there. I actually witnessed it from my front yard at 53 Simpson Street. As I recall, it was more like a fairly brief family feud, definitely not what I would call a riot.

You will have noticed from the photos, that there are plenty of established trees. Boggabilla, which is actually aboriginal for “where the two rivers meet” has bore water quite close to the surface and the soil is very good which would explain why the trees look so healthy. If you like growing stuff, you will do well. The property also has town water and town sewerage provided at the boundary.

Let’s talk about potential. Subdivide the back block, sell it off, or put another house on it? Maybe a secondary dwelling. Maybe a market garden, the choice is yours.

If you like living in the country or just want to give it a go, 1 Merriwa St, might just be your best choice for the next chapter.
