55 Ashley Drive, Kelmscott, WA 6111 - More Details

From $775,000

This one is the definition of "not bad at all". It's not perfect, but I've got to tell you the perfect example of a great hills opportunity! It's your chance to live in a premium location with a home that has been loved for 47 years by the same owners.

You're set right up the back of the hills on Ashley Drive. You're so high up that you've got the houses across the road from you, and beyond that, bushland for miles and miles and miles. It really is such a great spot. Everything about this opportunity is getting harder to find.

LIVING HERE
It's being sold on an as-is, where-is basis, but that doesn't mean that there's a whole big list of problems. What it does mean is that what you see is what you get. You can look through the photos and the very long video tour that's part of this ad and get a great sense of exactly what's on offer. And what is on offer is a lovely three-bedroom, one-bathroom home in one of the best parts of the Perth metropolitan area. That is something to get excited about. It's a premium location and a very solid home.

The home itself has a practical floor plan, and you can see that in the photo reel or by sending us an inquiry via the email agent button on this website. The kitchen is modern and well appointed. The home is from the '70s. The kitchen, however, is not. You have the glass splashback, gas cooktop, electric oven, and plenty of storage. It's genuine value, folks. Opportunities like this are getting harder and harder to find.

We've got loads of room in the front lounge. This is a sunken space, so there's a kind of cosy atmosphere to it even though it's quite large. The main bedroom has built-in wardrobes, as does bedroom two. Bedroom three has room to add them in if you wish. It's one of those things about the '70s-built homes. Built-in robes weren't really a thing yet, and the bedrooms weren't designed for people to spend all day in them either. It was why they had such big blocks. People went outside. And I've got to say, that's one of the most attractive things about this location. You can go outside and there's a reason to do so. It's not like those suburbs where it's just Colorbond fence after Colorbond fence and Colorbond roof after Colorbond roof. It's a great big block with room to enjoy because back in the '70s, that was how life got lived. Whilst they got it wrong on the flared pants, they certainly got it right on the way of living life back then.

The bathroom is adequate. It's not amazing by any stretch of the imagination, but it's certainly fine. It's serviceable, it works, and it's perfectly usable as it sits today. You can move in and keep using it for a long time yet, but it's also ready for renovation if you want to take things further in the future. Like I say, what you see is what you get, and what you get is very decent. There's a lot to like about what's going on and plenty of scope for imagination as to how you can make it even better.

The patio at the back of the home is a great size and offers plenty of room for entertaining. There's plenty of scope to really enhance this further and make the most of the huge space on offer. There's also plenty of opportunity to take advantage of those beautiful sunsets available from this prime hills location, and with a little bit of pruning of the beautiful trees that make up this lovely backyard, you could open up even more of the outlook across the world below.

There are some beautiful established elements of this garden that you could very easily keep, and then there are some things you could very easily change. All of it works together, though, to create a beautiful private space, and the only limit to what you can do with it all is your imagination.

While we're selling as-is, where-is, this is not one of those homes where it's shock, horror, and disgrace. It's being sold this way because after more than four decades, it's time for the owners to move on. They were young when they came here, but not so much now. Making changes isn't on the agenda with this place, and so it's priced like it is because it is what it is.

It's a from price, so we expect that the final sale price will be somewhere above that. Come and have a look at it, see what you think it's worth, and put your best foot forward so you can make this awesome position yours for the future.

If you hit the email agent button, we have a structural report, additional details, and more information about what's on offer, and if you send through an enquiry, we'll get all of that through to you straight away.

WHERE IT IS
Clifton Hills, so close to everything and such an attractive location. There are beautiful walk trails in Banyowla regional park and it's a lovely place to be. We have the bus stop in easy walking distance, and it's super quick to get to the awesome Clifton Hills Primary School.
