Planning approval is sought for subdivision of the subject land into two (2) lots located along the frontage of Barkly Street. The proposed layout facilitates the logical progression of infill development and associated provision of infrastructure along Barkly Street and Riesling Road. The existing dwelling is to be retained and situated within proposed Lot 1 while the existing shed and unit are to have their services decommissioned, structures demolished and removed from site. The proposed new allotments will be accessed from Barkly Street via newly constructed driveway crossovers which will tie into newly constructed kerb and channel along the Barkly Street frontage. All proposed infrastructure will be constructed in accordance with Indigo Shire Council Infrastructure Design Standards adopted from the Infrastructure Design Manual (IDM). The proposed driveway crossovers will be constructed in accordance with IDM SD240 and the proposed kerb and channel will be IDM SM2 Type Kerb. The frontage at Barkly Street provides legal access, water service, electricity supply, gas supply and telecommunication connection points. The site’s existing water service will be reused for proposed Lot 2. A new water service point will be provided for the existing dwelling on proposed Lot 1 and will be connected to the existing water main that runs along Barkly Street. Sewer connection to the existing dwelling on proposed Lot 1 will be retained and is currently connected to the existing main that runs along the Riesling Road frontage. Sewer for proposed Lot 2 will be connected to the existing main that runs along the Barkly Street frontage. The existing drainage legal point of discharge from proposed Lot 1 to the existing drainage network within the Riesling Road road reserve will be retained. Drainage from proposed Lot 2 will be connected at the Barkly Street frontage to the proposed drainage line in accordance with IDM SD515. This proposal is presented to Council as a two-lot subdivision proposal to provide the local land supply market with opportunity to develop new housing supply for Rutherglen residents and workers. This proposal does not seek approval to construct any new dwellings.
